Covering nearly an entire city block, this mixed-use development brings Evanston a 26-story condominium tower, new retail space and a city owned 12-story replacement parking garage. A combination of structural solutions were needed for this complex project. The tower’s interior shear walls and exterior moment frames provide lateral and torsional restraint for its slender L-shaped form; its two-way reinforced concrete slabs provide low floor-to-floor heights and large open bays. The low-rise retail buildings use structural steel framing with 30' x 30' bays, allowing for easy future tenant modifications; they are topped by roof gardens for residents. The enormous post-tensioned concrete parking garage accommodates 1500 cars and allows clear spans of 56 feet.
