In response to DeStefano + Partners’ design vision for breaking up the plane of the 30-story condominium façade, Halvorson and Partners devised this scheme to pull the exterior columns in from the perimeter, giving the architect more freedom in configuring the enclosed and exterior perimeter spaces. The absence of spandrel beams will open these areas to maximum lights and views. And, through analysis, the economical flat-slab floor framing proves to allow flexibility for laying out columns in order to accommodate the optimum unit designs. A six-story parking structure, with rooftop amenities level, adjoins the tower to the south; where drive aisles would be interrupted by tower columns from above, story deep transfer beams were designed to accommodate door opening using the latest concrete design methods.
